FREE BUYER REPRESENTATION SERVICES

Diversified Realty Services offers a wide range of FREE SERVICES for the home buyer including: 

  • Directing and assisting the Buyer in the financing process from obtaining a pre-approval to the actual Loan Commitment for the purchase of a home.
      
  • Conducting extensive property searches adhering to the Buyer’s specific home criteria using several databases to incorporate 33 Ohio counties.
  • Previewing properties to ensure they meet the Buyer’s needs and criteria.
  • Gather information to prepare a property profile.
     
  • Conducting an analysis of the market to include a search and study of recent property sales and current competitive properties, average marketing times, etc.
     
  • Prepare a Comparative Property Analysis (CMA) of a selected property to assist the Buyer in determining the Fair Market Value of a home to determine the Sales Price of a home.
     
  • Provide the Buyer with the following:
    • Company Policy form.
    • Ohio Residential Property Disclosure form.
    • Ohio Agency Disclosure form.
    • Federal Lead-Based Paint Disclosure form.
       
  • Prepare and execute a Purchase Contract for the selected property.
     
  • Assist the Buyer in all inspections that accompany the Purchase Contract and remove contingencies within including:
    • Coordinating all inspections and re-inspections of the property. This includes:
      • State required pest inspection
      • Home inspection
      • Radon inspection
      • Well and septic inspection
      • FHA inspection which may include:
        • Foundation certification
        • Furnace/cooling certification
        • Roof inspection
        • Plumbing inspection
        • Electrical inspection
           
  • Assist in establishing relationship with Escrow Agent to manage and assist the closing of the transaction.
     
  • Initiate necessary title company work to enable closing of the transaction.
     
  • Monitor timely deposit of all necessary funds and documents into escrow by seller and buyer.
     
  • Counsel seller and buyer on timely transfer of all utilities and property services as well as the transfer of possession/occupancy of property and keys.
